Your Puerto Rico Real Estate Sellers’ Guide

Are you thinking about selling real estate in Puerto Rico? I’ve answered some of the most common questions sellers have asked me over the years.

+ Q: When is the best time to sell my home or condo? - Q: When is the best time to sell my home or condo?

A: In Puerto Rico, anytime is a good time to sell with the right realtor. Traditionally, you want to put your home or condo on the market in time for the influx of tourists. That is generally in the spring months. Summertime in Puerto Rico, especially July, can be slow in real estate. With this in mind, it is best to get your property in order well beforehand so you can have a quick closing.

+ Q: How much is my home worth? - Q: How much is my home worth?

A: A: In real estate, agents typically determine the market value of your property by conducting a comparative market analysis (CMA). This entails looking at properties most similar to yours to see what they are on the market for. Things taken into consideration are square footage, recent improvements, water views, etc

+ Q: What steps should I take to prepare my home for sale? - Q: What steps should I take to prepare my home for sale?

A: I always advise my clients to do the following:

  • Improve their landscaping
  • Pressure wash the outside of the home
  • Make any necessary repairs
  • Remove clutter and personal items – store these away
  • Organize closets and drawers (yes, people will look!)
  • Clean from top to bottom
  • Give major rooms a fresh coat of paint

I help my clients get their properties in the best shape possible so they can get the best PRICE possible.

+ Q: How do I transfer property in Puerto Rico? - Q: How do I transfer property in Puerto Rico?

A: You will need a lawyer to handle much of the sale, including the transfer. I can connect you to top lawyers who are bilingual.

+ Q: How do you find the right real estate agent in Puerto Rico? - Q: How do you find the right real estate agent in Puerto Rico?

A: You want to ask some questions of every agent you are considering:

  • How long have they been selling real estate? (the longer the better because they have seen it all and know how to handle tricky deals)
  • How many clients are they currently working with? Do they have time for you?
  • What is their specialty? Do they sell commercial real estate or homes primarily?
  • Will they make time to take your calls? What kind of communication can you expect from them?
  • Do they have a recommended vendor list? (lenders, title companies, lawyers, etc.)
  • What questions do they have for you? If the agent asks about your goals and priorities, this is a good sign.
